Conversion is the most common re-roofing job we do. A tile roof has a lot of moving parts: tiles, battens, mortar, and an underlay doing most of the weatherproofing. Long run metal removes those failure points, because the sheet runs unbroken from ridge to gutter line.
Profile choice is part of the quote, not an afterthought. Traditional corrugate suits villas and bungalows. Flatter tray profiles sit better on modern architectural homes. Pitch, exposure zone and run length narrow the options down, which is why we specify on site rather than over the phone. What A Full Re-Roof Involves, Step By Step
The sequence rarely changes, and knowing it makes the week a lot less unsettling.
We measure, check the framing and existing fixings, look at access and scaffolding needs, and confirm whether asbestos is present. The quote follows this visit.
Edge protection goes up first. On tight sites we agree where the skip and the material drop will sit before day one.
Tiles, battens and old underlay come off in sections, not all at once, so the house is never left fully open.
Anything soft gets replaced, and new purlins are set out to suit the profile and the span.
Laid and fixed as the deck for the new roof.
Rolled to length, lifted and fixed, then flashings and ridge capping in line with the New Zealand Metal Roofing Manufacturers Code of Practice.
Vents, flues and skylights are flashed individually, since this is where most re-roof leaks start.
Every edge and penetration checked, offcuts and fixings cleared, scaffolding removed.
How Long A Re-Roof Takes
A straightforward single-storey house is a matter of days on the roof, not weeks. What stretches a job out is almost always roof size and pitch, access and scaffolding, framing repairs found once the tiles are off, or Auckland weather. We do not open more roof in a day than we can make weathertight before we leave it.
Timing is confirmed in writing at the quote stage. If we find framing damage mid-job, you hear about it that day, with a cost, before we carry on.
Spouting, Flashings And Downpipes During A Re-Roof
A re-roof is the cheapest time to deal with spouting, and the most expensive time to skip it. The scaffolding is up, the fascia line is exposed, and the gutter has to come off to fit new roof edge flashings anyway.
Old spouting also tends to be undersized for a metal roof. Long run metal sheds water faster than tile, so outlets and downpipes need sizing for the new run-off rather than reusing what is there.
We handle spouting installation in the same project, and we will say so if the existing spouting is fine to keep. Where there is a membrane deck, balcony or internal gutter in the mix, roof waterproofing is dealt with at the same time.

Working Around A Lived-In Home
Most of our re-roofs happen with the family still in the house, so the job is planned around that. Sections are opened and closed the same day. Noise is worst during strip-out, and that is the part we get through first. Access to the driveway and the washing line is agreed before the scaffolding arrives.
Dust is the underrated one. Lifting decades-old tile and battens shifts a lot of grit into a roof space, so the cavity gets protected before strip-out. Our hours are Monday to Friday, 7:00 AM to 5:00 PM.
