What Makes Roofing on the North Shore Different?

Coastal exposure is an important consideration when specifying roofing on the North Shore. Properties close to the water in areas such as Devonport, Milford, Campbells Bay and Beach Haven can experience higher levels of airborne salt, which may place additional demands on fixings, cut edges and sheltered areas that receive little natural rain washing. 

This means roofing components should be selected with the property’s exposure in mind. Sheltered areas that receive little rainfall may also require periodic washing or maintenance to minimise the build-up of salt and contaminants.

Access is another important factor on the Shore. Steep sections above the bays, mature pōhutukawa trees near rooflines and narrow shared driveways can all affect scaffolding, material handling and site planning. We assess these factors during the quoting process so they can be accounted for before work begins.

Where suitable, we can provide an initial satellite estimate based on the roof outline before confirming the scope on site. The final quote takes into account factors such as roof area, profile, pitch, access, scaffolding, the condition of the underlying timber, spouting requirements, and whether asbestos removal or tile removal is involved.

Most residential re-roofs are completed over several days, although the timeframe depends on the size and pitch of the roof, site access, scaffolding requirements and the overall scope of work.
In some situations, but this needs to be assessed on site. The decision depends on the condition and type of the existing roof, as well as the substrate and structure underneath it. For North Shore properties, we generally prefer to inspect the existing roof, fixings and underlying structure before recommending whether an overlay or complete replacement is appropriate.
There is no standard price for a North Shore re-roof, as every roof and site is different. Roof size, pitch, access, scaffolding, spouting, timber condition, material requirements and any asbestos or tile removal can all affect the final cost.
HDK Long Run Roofing does not supply, install or repair tile roofing. We do, however, offer tile-to-metal conversions, replacing an existing tile roof with a long run metal roofing system. This is an option for homeowners who want to move from tile roofing to a lighter long run metal roof.

Routine checks can help identify deterioration around fixings, flashings, cut edges and sheltered areas before minor issues become larger problems. Areas that receive little natural rain washing may also benefit from periodic cleaning to reduce salt and contaminant build-up.
